Speciality

## Your business valued by a valuer who also knows the property and the lease

A business (goodwill) cannot be valued on its own: it depends on the lease that carries it and on the property that houses it. Because we also value retail premises, their market rent, and hotels, both property and business, we read your case as a whole, to establish the value of your business, that of your lease (droit au bail) or the amount of eviction compensation (indemnité d’éviction).

- Property market value of the premises, vacant or let

### How is eviction compensation calculated?

When the landlord refuses to renew the commercial lease without serious grounds, the compensation in principle comprises the value of the business (goodwill), or that of the lease (droit au bail) if the business can be transferred, plus reinvestment costs (frais de remploi), trading disruption and removal costs. We quantify each item.

### What references do you use to value a business?

Sales actually published in the BODACC for comparable activities, cross-checked against company accounts, and trade rules of thumb.
