Speciality

Your building valued on its rents and on its market

An investment property is worth what its rents bring in, at the yield the market requires. We analyse the tenancy schedule, the leases and the service charges, then weigh income capitalisation, discounted cash flow and comparable sales against one another.

  • tenancy schedule, leases and service charges analysed
  • discounted cash flow and income capitalisation
  • transactions in the CAREX database
  • Recognised European Valuer (REV, TEGoVA)

How do you value an investment property?

We capitalise net income at a market-derived yield, we project future cash flows where the leases warrant it (DCF), and we compare with sales of similar buildings. The value adopted is justified method by method.

Can you revalue an entire portfolio?

Yes. CAREX, our platform, prepares each asset from market data; the valuer signs off each one individually and deals separately with unusual properties.
